A new 61-lot subdivision called Chestnut Ridge was approved in Fairfield Glade during the Cumberland County Regional Planning Commission’s monthly meeting last week.

avid Bell of Fairfield Glade Homes submitted a final subdivision plat, subdividing 29.58 acres off Catoosa Blvd. 

Tommy Lee, Upper Cumberland Development District staff planner, explained the lots vary from .29 to .98 acres.

The land is currently undeveloped.

“This is a new subdivision that will include a .15-acre section dedicated as right-of-way for potential future development and 3.53 acres will be dedicated as common green space,” Lee said. 

The lots will be served by a proposed 6-inch water line, a proposed 3-inch sewer line, two proposed county roads and four proposed fire hydrants.

The final plat was unanimously approved pending signatures and a letter of credit after Kyle Davis, 2nd District county commissioner, moved for approval. Terry Lowe, 5th District county commissioner, supported the motion.

In other areas, several lot combination requests and divisions approved by the staff planner were presented to the planning commission. They include:

Mauch combination

David Mauch submitted a final combination plat to create one new lot from two existing lots on Arden Place. The vacant lot is .93 acres.

Friedlund combination

Thomas Friedlund submitted a final combination plat to create one new lot from two lots at 311 Snead Dr. The lot is .51 acres with an existing residential structure. The lot will be served by an existing 6-inch water line and an existing 6-inch sewer line.

Dorshorst combination

Nolan Dorshorst submitted a final combination plat to create two lots from three existing lots at 109 and 113 Wickham Lane. The first lot is .59 acres with an existing residential structure. Lot two is .37 acres with an existing residential structure. The lots will be served by an existing 2-inch water line and an existing 2-inch sewer line. 

West combination

Alan West submitted a final combination plat to create one new lot from two existing lots at 14 Stonewood Ct. The lot is .84 acres with an existing residential structure. 

The lot will be served by an existing 6-inch water line and an existing 2-inch sewer line.

Lemke combination

Seven Lemke submitted a final combination plat to create one new lot from three existing lots at 137 Folkstone Rd. The lot is .77 acres with an existing residential structure. The new lot will be served by an existing 6-inch water line and an existing 2-inch sewer line.

Nuse adjustment

Jim Nuse submitted a final lot line adjustment plat to adjust the common boundary line of two existing parcels at 115 Bradford Lane. Lot one is .67 acres with an existing residential structure. Lot two is .42 acres and is vacant. The new lots will be served by an existing 6-inch water line and an existing sewer line.

Kareka combination

Larry Kareka submitted a final combination plat to create one lot from three existing lots at 815 Modac Dr. The new lot is 1.09 acres and includes an existing residential structure. The lot will be served by an existing 6-inch water line.

Hornsby combination

Jeff Hornsby submitted a final combination plat to create one lot from three existing lots at 299 Walton Ct. The new lot is 4.98 acres with an existing residential structure and an existing accessory structure. The lot will be served by an existing 6-inch water line.

Tuffey division

Hugh Tuffey submitted a final subdivision plat to create creating one lot from property larger than 5 acres at 1157 Pugh Rd. The vacant lot is .50 acres and will be served by an existing 2-inch water line.

Bow division

Katherine Bow submitted a final subdivision plat to subdivide 6.046 acres into two proposed new lots at 7684 Hwy. 127 S. Lot one is 1.866 acres with an existing residential structure and five existing accessory structures. Lot two is 4.180 acres and is vacant. The lots would be served by an existing 6-inch water line.

Shackelford combination

Janae Shackelford submitted a final combination plat to create one lot from three existing lots at Grayeagle Dr. and Brave Ln. The vacant lot is 1.06 acres and will be served by an existing 4-inch water line.

Urie combination

Robert Urie submitted a final combination plat to create one lot from two lots on Shadow Mountain Dr. The vacant lot is 1.82 acres and will be served by an existing 6-inch water line.

Murdoch division

Dan Murdoch submitted a final subdivision plat to create one lot from property larger than 5 acres on Church Loop Rd. The lot is 3 acres with three existing residential structures and an existing accessory structure. 

All of the proposed lot combinations and divisions comply with all Cumberland County subdivision regulations.
