Dear LTVPOA Members,
Through the years, Lake Tansi Village has shown its resilience and proved its ability to survive. Our community residents and the natural beauty of our resort continue to attract many who partake of the wonderful offerings here.
We continually strive to improve the joy and fulfillment of those who live here, those who invest here and those who choose to visit and spend time with us.
Many of the amenities that make our community great need to be repaired, upgraded and/or improved in order to assure sustained pleasure for us and value for future generations.
The LTVPOA Board has reviewed the state of our valued amenities and realizes that certain improvements are necessary at this time. We have attached a list of those amenities deemed most in need of improvement or repairs and for which special funding is needed. Some of these are approaching unsafe condition.
No operational or budget dollars are available for these much needed repairs, upgrades and safety issues. We believe, however, there is a workable solution:
a one-time $100 assessment per LTVPOA dues paying membership.
We urge that you look closely at the attached list of needs. Final budgeting numbers for these projects are currently being evaluated. The dollars assigned in our list are our best estimates, and we encourage your contacting us separately or collectively to discuss any of them or their related costs.

One-Time $100 Assessment per LTV POA dues paying membership
Pertinent additional information:
LTV POA is committed to the continuation of a “Five-Year Financial Plan” that will reduce our debt by one million dollars over those five years. This plan is necessary and will successfully deliver us operationally from what have been several years of economic uncertainty. Over the next 4 years, the execution of this plan leaves very little for needed additions and amenity improvements.
Any assessment must be approved by a vote of the membership.
The proposed assessment will be offered for vote along with this year’s annual ballot for board and committee candidates.
The requested assessment is projected to generate $550,000 to $600,000.
The total estimated cost for proposed projects is $586,300.
If the proposed assessment is approved, all dollars received under this assessment will be held in a separate Special Project checking account and assigned exclusively for the completion of these projects alone. The account will not be mingled with or assigned to fund operational expenses or debt reduction.
Members would be billed $100 per dues paying membership.
Members who pay one POA set of dues would be assessed $100.
Members who pay two POA sets of dues would be assessed $200.
Members who pay three and a half POA sets of dues would be assessed $350.
Monthly installments for the assessment will be available.

$10,000 – replace rental fishing boat & motor
$45,000 – replace/enlarge bait shop
$150,000 – new building and pool by rec hall
$5,000 - landscaping
$ 25,000 – maintenance vehicle replacement
$ 40,000 – replace vehicles
$6,800 – new carpet
$4,200 – new carpet for pavilion
$7,200 – new carpet
Country Club Restaurant:
$30,000 – new roof
$2,500 – new picnic tables
$1,200 – grills
$1,200 – deck furniture
$3,600 – sand
$5,000 – landscaping
$16,000 – 30X50 pavilion
$20,000 – Upgrade computers, software
$5,000 – new copy machine
$5,000 – beach/golf course weather siren fixed
The special assessment is projected to generate between $550,000 and $600,000. Estimated budgeting totals for the proposed projects are $586,300.
Final budget numbers are currently being evaluated.
The condition of Lake Tansi Village in general and our amenities have a direct relationship on our property values.

There was no event left out and not one person who couldn’t be entertained as Lake Tansi created a weekend long soirée to celebrate Independence Day this year. The large crowd of visitors provided ample participation for friendly competitions in ping pong, horseshoes, mini golf, shuffleboard, badminton, sack races, sandcastle building, and pie eating. While Perfect Party Rentals’ bouncy houses juggled little children, the beach accommodated sun-loving families and friends, and the car show brought dozens of classic and souped-up coups for the crowds to peruse.

Killeens on the Green closing July 31
Recently, Bob and Janeanne Killeen have visited with us and expressed they will not be renewing the liquor license for Killeen’s which expires on July 31. They have expressed with regret that personal considerations have caused them to set July 26 as the last day of operation for Killeen’s on the Green.
POA looks to end year ahead of budget
This summer has been outstanding here at Lake Tansi. It is a great time of year to live in and visit our wonderful resort. Our lakes have been busy. The cabins, golf course and Recreation Department have been running full bore, as well, with many activities. Our 4th of July weekend was the best we had in years – thanks to the weather – from the Cruise-in, music and movies at the beach, right down to the pie-eating contest and all the other activities held. Next year will be bigger and better yet.
Tansi Neighborhood Watch Group has started
The Tansi Neighborhood Watch Group’s (TNWG’s) working committees met July 10 at the Hiawatha Community Center. We were joined by Lt. Gary Howard of the Cumberland County Sheriff’s Department, and Chief Jerry Turner of Tansi Security. Chief Turner also represented the general manager of the Lake Tansi POA.
Exchange Club swears in new officers, directors
At its June 23 meeting, the Lake Tansi Exchange Club elected and swore in its slate of officers and directors for the year ending June 30, 2015. Past-President John Lyon officiated at the swearing in ceremony, speaking to the duties and responsibilities of each of the club’s leadership positions.
Exchange Club supports local organizations
Members of the Lake Tansi Exchange Club have been busy during their Club year ending June 30 raising money through a variety of projects and events. In turn, the funds raised are utilized to further the principal focus of our Exchange Club – to support organizations involved in the prevention of child abuse in Cumberland County, as well as funding other worthy community outreach projects.
Exchange Club provides protective vests for security
Jerry Turner, Lake Tansi Chief of Security, thanks Exchange Club Past-President Mike Ferry for the club's $800 grant that provided the new body armor for Officer Steve Hritz, who spoke of the comfort, yet protective quality of his donated vest.
Security upgrades patrol vehicle
The Lake Tansi Department of Security and Law Enforcement has acquired a replacement patrol vehicle. It is a 2008 Chevrolet Trail Blazer with 46,500 miles. It is replacing a 2001 Chevrolet Impala with approximately 250,000 miles. The new patrol vehicle will be placed in service as soon as it is fitted with the necessary safety and emergency equipment. It is being equipped by On Duty Depot in Knoxville, TN. The Trail Blazer is
better suited for service in the Tansi Community than the vehicle it is replacing because it has available four wheel drive which will enable officers to respond in inclement weather.
