LTV POA's regularly scheduled board meeting

A regular scheduled meeting of the Lake Tansi Village Property Owners’ Association, Inc. board of directors was held on Thursday, Feb. 21, at 7 p.m. at the Thunderbird Activity Center.

Board members present were Chairman Mike Ferry, President Duke Coyne, Vice President Ken Qualls, Dick LeClair, Chuck Stephens, Jim Hellem and Ed Yoder.

Also present were David Sutton, general manager and Tricia Steinmann, secretary.

Approximately 60 property owners were in attendance.

Dave Sutton, POA General Manager, presented a written report.

Lake Tansi golfers now can book tee times online at TeeItUp.com up to five days in advance. To book, a credit card is needed for the online booking, thus preventing ony one person from locking up all the times. Final details are still being organized for summer league play. There will be a meeting set soon with league representatives to discuss and finalize all the details.

Sutton reported that the Tansi maintenance staff has began their spring projects. Work is in progress on the outdoor pool, from fixing leaks to resurfacing the bottom of both the large pool and the wading pool. The new surface will cut down on the amount of water needed to operate the pool.

Installation of a concrete containment barrier for the gasoline tank at the marina will soon begin as our insurance carrier has notified us that this is needed to keep the liability insurance in force in the unlikely event of a spill due to a ruptured tank.

POA employment policies are being altered to conform with federal and state laws. Copies will be issued to supervisors when completed. Sutton reported that the new patrol vehicle, which replaces the Jeep Cherokee, has been put into service.

Joyce Ferry, chairwoman of the archetectural committee; Sheila Davenport, chairwoman of the golf advisory committee; and Mike Ferry, chairman of the building projects committee, all submitted written reports which are available for your review at the POA office.

Mike Ferry reported that the state of Tennessee had denied the septic permits for the maintenance area, the cabin area and the land between 1, 2, 4 and 5. He stated there would be an open forum community meeting on March 6 on the septic system, where the state laws that had been passed recently would be addressed by representatives from Environmental and Civil Engineering Services. Since there is not enough property for septic, the Environmental and Civil Engineering Services will be installing a system called a membrane system that will serve all the amenities at this time for wastewater management.

Ferry stated there had been a proposal from Environmental and Civil Engineering Services that had been discussed and decided on. They will lead the implementation of a membrane sewer system with a starting capacity of 50,000 gallons a day process, expandable to 100,000 for the amenities only at this time. Duke Coyne made a motion to accept this contract and was seconded by Ed Yoder. Yoder clarified that the $40,000 contract was for engineering of the system only. The funding is from the cabin project. The vote was called for and passed unanimously.

Ferry proposed an upgrade of the Web site along with an e-mail blast system to let property owners know of current events going on, minutes of meetings, cabin reservations, etc. Rod Martin made a presentation to the board for this upgrade. Duke Coyne made a motion to accept this proposal from Rod Martin and Associates to upgrade the Web site and was seconded by Jim Hellem. There were sign-up sheets put each table for e-mail addresses of property owners that wanted to receive emails. The cost of the system will be $3,500 to rewrite and design it the first year. The second year it reverts back to $1500 per year. The vote was called for and passed unanimously.

Mike Ferry announced that they are looking for chairmen for the golf advisory committee and the recreation committee. Interested parties should submit their application to General Manager David Sutton.
